South, West and East are less expensive houses but some areas have been forgotten about by the city and it shows.

There are a lot of good markets in the South East and South West where the cap rates are a little higher than what you see in the North East, but cap rates have compressed significantly over the past few years.

I haven’t checked out Spring Valley/South West, North East or South East, so can’t comment there. 

I have several around southwest Ohio that exceed the 1% rule that I will be selling this spring.

If you consider north of palm beach you might can find deals that fit your investment goals, I would also suggest looking into south west FL.
