The day you send money you lose control of your principal, receive title to nothing, you're at the whim of the promoter as to whether and how long you will receive any distributions and even when the deal you invested in is supposedly "successful" you're at the whim of waiting for the GP to decide to sell and return your capital plus profits.

investing driving distance is usually just a false sense of comfort. there's really not much of a difference between buying 2h away and 1000 miles away, especially if you're not a property manager or contractor by trade. investing somewhere that's truly a great market to invest in, is more important than convenience.- regarding LTR MTR STR, owning each type of rental comes with a different workload/lifestyle.
