Rates have no where to go but up and the Fed has signaled at least 3 rate increases for this year.  

Another recommendation I heard was to create an additional series with no assets to sign all agreements.

@Jorge GuadianBe firm with her and not vague like you have been my man.....you're sending her mixed signals.....and she has this in writing from the text messages you've exchanged......Evict her.....and properly screen a good tenant to replace her......Seems like MOST.....not all but MOST stories I've heard about nightmare tenants are inherited tenants.....get her out of there because the other inherited tenants see what kind of nonsense she is putting you through and you don't want them to start thinking of doing the same thing my man.

For me, that's one of the signals to NOT buy it. 

If you and seller paid perfect history maybe no problem but if serviced by SPS or one of the aggressive servicers it's a smoke signal. 

If there's poor communication, that's one of the quickest ways to lose investor trust (and a good signal to not reinvest with them).
