It's all about speed to lead.Internet works as well but you need to spend money driving traffic and again you have to respond to leads very quickly and answer the phone.Facebook can work and its cheap but you have to sift through a lot of garbage.Wholesalers are good but you need to be clear with them what you're looking for and you will be sifting through a lot of junk.Networking is very effective as well.

They do not have the time to sift threw tons of properties for a buyer and answer all kinds of questions to someone that has money but is new to the space.Those listing brokerages like working with me however because they know I will help the buyer through the process and I am experienced.

There are other restrictions that go with the zoning, which will require some sifting through Title 21A of the county code, or you could shortcut that search by talking with the local planning department as noted above.As Nik notes above, individual cities may have their own zoning codes.
