Long story short, all this means a net negative cashflow. 

Especially if using the funds short term, there's not too much interest.

Since you're investing from a distance, I recommend interviewing multiple agents, lenders, property managers, contractors, and other professionals to build a strong and reliable team.

Short of selling my entire portfolio, the liquid capital for the down-payment remains unattainable. 

A 4-plex would be ideal and you could play around with doing 1 long-term, 1 mid-term, and 1 short-term, plus you, if it works on your area to upgrade your income.

Long term play would be to either use it as a short term rental or 1031 exchange it after 2+ years.

They cannot continue a lawsuit on your behalf if you have not authorized it.I would send them a short demand:"You have five business days to stop the lawsuit and turn over all documents, funds, and anything else pertaining to my property.

I reached out to Ward Hanigan but that short course does not look available currently.
