I wanted to add to this thread that be sure your installer seals up the window frame.

This is sealed well using tape or other methods.

It provides what is called an impervious seal.

For a shopping center how much would you expect to spend psf for asphalt sealing and pavement markings?  

Though, after a couple of treatments, the floor should be in a condition where you could paint and seal it.

Signed sealed and dunzo.  

Sometimes it can be sealed and capped on site but other times it has to be transported and disposed of off site and that's when it get's expensive.

Make sure if an entrance door that you have a proper threshold installed and that you have the proper exterior caulking that will not crack or shrink sealing the outside to keep water out.Doors are a first line of defense into a unit and are often neglected for maintenance.  

I think if given a Vanilla Box with paint ready walls, electrical panels and outlets, sealed concrete floors, finished ceiling with lighting, HVAC, sprinklers (may not be needed), and bathroom, I could do everything else myself with quite a bit of reserve capital.

I owned a project house for a couple weeks before I discovered a 2 hole privy behind a sealed up door - complete with a May 7, 1963 Saturday Evening Post laying on the floor - Pre-smart phone bathroom reading!
