All Homevestor franchisees are good at generating leads (they have an excellent marketing template) but like most wholesalers they generally stink at any "after sale" service like helping with tenants, repairs etc.

The comps of actual listings and how much they generate is way more accurate in my experience

I think my interest is in being my own boss immediately but I’m concerned about not generating enough capital soon enough to really get this going. 

So a typical (around here) 1 year lease's fees would generate {.5X + 11(.1x) = 1.6X}  Divide that by 12 and you get an average of 13.33% of X per month as the LTR property management fee.An typical STR fee would be 25%, but there should be more vacancy.

The time spent trying to generate attention to your site would probably be worth just spending the money to air bnb to avoid the headache but that's just my two cents.
