My first investment was a 3/1 single family in Columbus, and was probably (in my opinion) the best decision I could have made as an rookie out of state investor.

I recall one guy who I think was on the BP Rookie podcast who used his W2 income to qualify for a home in a fairly expensive market (Bozeman, MT) and never even used his own home.

In addition there is a plumbing error that is now costing an additional $8200. 

He charges a flat fee for all closed transactions no matter what the size ($395 at the time I writing this) and a small fee per month to cover stuff (At the time of this writing it was less than $50 per month) along with Errors & Omissions that covers me in 2 states. 

Anyways, I know I’m a rookie and likely look like a newb, but I’m 23. 

But realizing it may be difficult to sell a lot with just a foundation, we wonder if we would be making an error or missing an opportunity.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

How important is it to have a list of team members before starting out---Should I just pull the trigger on a place and send an offer if it works financially and learn by trial and error? 

I have started listening to the podcast and have the book Real Estate Rookie that I have started reading.
