Goes w/o saying, but to the outside observer, this seems like a somewhat dubious claim. 

With new things I'm typically a very hands-on learner, preferring an observe-replicate-innovate sort of model, so I'd love to start meeting investors and watching deals go down to see what's working in the Northwest Phoenix/Glendale-ish area where my wife and I own our home.I'm excited to start meeting people, continue learning, and hopefully pull the trigger on a deal in the next few months!

If you want to just observe and get used to real estate jargon then just start including yourself in discussion.

And it's where I've seen the only case of fraud I've ever observed - on a 45 day list. 

One is "I found something new nobody would have seen" and the other is "I want to re-deal this contract every day up to closing" or worse "Me and my agent have no idea there is a 10 foot hole because that's how observant we are".

The numbers are as close to accurate as I could find out, using a property tax look up web site, the rento meter site and information from the agent.Renovation costs are based on my own observation from the listing pictures and limited feed  back from a selling agent email..so in reality the rehab costs are just a guestimate at this stage. 

High rise in downtown Houston has a drone that will take pizza delivery from bottom floor to the roof top :) I guess that saves the 5 minutes of elevator trip?
