Here is some things I have noticed..1) less vacant and abandoned buildings, not much at all infact most looked like their were people living there2) Less for rent signs only drove by a couple in this area, but other city had alot of for sale/ and some for rent signs3) location seems better right off a highway and has a bus stop right near the house. 4) I personally think this house is good for a new investor as not much rehab is needed and I can basically do small things like connect the guitars and repaint and tile a kitchen ( after passing an inspection of course) 5) taxes were also 3200 in this area as opposed to 6000 in the other one6) other house was 44k needed about 20k in rehab but it was a 3 family and I could have gotten about 2000 a month in rents, but is also 35 minutes from my house and as a new investor I didn't want to use a PM company so distanced matters

I did project about three years ago where I gutted the kitchen, replaced all the plumbing and wiring in the kitchen and utility room, put in a new furnace and water heater and repainted and recarpeted the entire house.

We fix anything that will be used by the tenant..that truly needs to be fixed.In MY eyes after a tenant moves out..I think some of the rooms need repainting..even if the tenant was there only 3 months and we painted it before.

Here's what I do: install new knobs and hinges (usually stainless or black) and re-paint the cabinets.

We recently used a Home Depot color called "Oyster" in our last rental, with a bright white for the trim, doors, and bathrooms.Of course, for rentals, we take a little more creative approach since we want the place to look nice, be attractive to a wide spectrum of tenants, and we don't expect them to repaint (at least we hope not without prior approval).

Do you take all 7 and go invest or do you set aside some portion of that extra 4 for future repairs, for when the roof does go, the home does need repainting, etc?

Remember to focus on the floor plan and look past the cosmetics – it’s easy to tear the carpet and re-paint but it’s hard to move windows and walls around.
