I have to remind some of them from time to time, but its been effective.  

If it weren't for this newfound awareness of liability and release, you might not otherwise thought of it, so you can thank him for reminding you to protect yourself.

I called and after getting a hold of the tenant I reminded her of our no smoking policy which she was agreeable to.

Furthermore, unlike the typical Triple R, who constantly reminds you of how many years they've been selling real estate while they cause unnecessary and avoidable problems from day one to closing, who have the negotiating skills of a rock, Commercial Realtors are generally pretty impressive.   

I appreciate the reminders and caution to expect the worst and hope for the best.

Reminds me of the movie scene from the “Big Short”.

I'm thinking about this now because I'm qualifying for another property right now with cash, and I was just reminded of all of sourcing, proof of funds, seasoning, etc etc etc. 

I would simply remind them there are 4 ways to make money in real estate - appreciation, cash flow, taxes, and mortgage principal pay down.

:P Reminder again: FHA loans aren't the only game in town for 3% to 5% down.
