The takeaway here is never to trust in the herd mentality that past performance indicates future success, especially when it requires that you make a very, very dear sacrifice: positive cash-on-cash returns.

The Long Answer would be this.I would have:1 - educated myself on the importance of Market analysis over Property analysis2 - educated myself on the importance of how money works, as opposed to just following the herd into "property flips" and "buy/hold",3 - educated myself on the importance of designing a REI/Plan, instead of following the herd and approaching REI "one deal at a time"4 - educated myself on the importance of never spending my cash...but instead use it to infinity...or in other words, the differences between - spend/use, cost/expense, noun/verb (as in money)5 - designed "My System" from the start....wait, none of this could have happened with the steps I took to get where I am now, ......so the Short Answer is, in reality,......Nothing.
