There's a word for that.With any lease involving more than one signer, include the words "jointly and severally" in your lease, along with a plain-language explanation of what the terms mean: even if your co-tenant moves out, doesn't pay, causes damages, incurs violations or fines, etc, you are BOTH responsible.

@Chase Louderback @Greg Dickerson my list is specifically for quadplex's so what do you both think about the chances that they're owner occupied (75% of the list based on the physical vs mailing address) and distressed landlords that are sick and tired of their situation whether they're self managing or tired of being landlords?

., the guy who just about lost his shirt and needs to liquidate his assets for $0.70 (or even $0.85 for crying out loud) on the dollar--and these kinds of people typically would need a cash, not an FHA, buyer anyway--or that older widow who's sick of dealing with tenants but still wants the monthly cash flow and would be open to seller financing.
