I expect my full time occupation as a residential contractor to greatly inform my purchasing decisions and vision for short term flips and long term rental holds.Also, I hope noticing a typo on the welcome page doesn't make me seem like "that guy"...I promise I'm much less critical of user posts :)

If you buy in decent to good areas, and can get a good deal doing so purchase price wise why not invest for the cash flow and any appreciation on the back end is gravy.In the end though, with my clients I only give them my opinion when they ask, everyone's vision and goals are different, those are just my opinions on the Hartford County market.When it comes down to it appreciation plays are too risky IMO especially a 10 year one.

If you have any amount of other assets (own home, vacation property, investment portfolio, etc) there is still more motivation to use a holding company.More prudent advice would be for the investor starting out would be to outline her/his vision: are they planning to own just 2-3 properties or do they want to grow to 10's or 100s of units; what is their timeline and growth strategy, etc.

I've got a partner that I split 50-50 with but he has the general contractor (GC) experience & I have the Finance experience (and my wife has the vision that neither of us have :-) ).

In conclusion; I work hard, I'm determine, love to learn, I'm helpful, not afraid to ask for help, have a vision and a plan to obtain it, will take action, No handouts wanted/needed, I'm honest, trustworthy and true to myself.

I realized that Turner Field is moving to Cobb county and to Adams point wanted to front run based on GSU's vision of the Turner Field area.I am a long term buy and hold investor so my outlook on this property and the area was long-term (10 year minimum).
