Do those reasons outweigh any potential increase you might get in another market?

They can be very tricky and as I mentioned earlier, I think the risk outweighs the cost savings.

Over those years, the returns on my stocks have out weighed the returns on the properties (even considering the leveraged value of the RE assets). 

Make sure the reward well outweighs the risk.

Sure, the interest rate may be slightly higher but I have a feeling the principal paydown will outweigh the extra .5% rate you'll pay later assuming rates don't rise in the next few months.

Crime is higher then some may like here but there is also many other positive factors that to me out-weigh the bad.  

Here's my reasoning: -Although cap rates on the open market are comparatively and seemingly inferior to that of out of state deals, the appreciation and general perceived safety of California apartments far outweighs higher cap rates of multifamily elsewhere.

Would you say if the interest made on the investment outweighs the interest cost of the loans then the investment should be a go?

I don't see my investments immediately outweighing the heavy 6.5 interest rate.
