It took about a month to modify forms and build out procedures.

WA has a modified CFD called a Real Estate Contract.  90 day notice to cure or forfeit. 

I don't really want to go out of state,   If I can't visit and be personally involved with my properties I might as well buy into a REIT or the stock market instead.The triplex is a more modern building that I've sunk a lot of work into and is in nice shape ; It just recently got upzoned to residential small lot,   and I currently intend to hold for another 3-5 years,   then it will get traded up as well.So I'm not getting out,  but I have modified my next-level plan to trade up and out of the seattle market.   

I don't want to comingle funds by depositing this into my LLC bank account and I know I can't just modify the check so what should I do with these checks.

@Erick Gomez Few problems with that keyword list.First, Google takes substantial liberties when interpreting your keywords if you don't use modifiers.  

We had agreed to modify the price to match the appraised value but as that loan was thrown out and we were having a new appraisal done, I assumed any negotiations based on the prior appraisal had to start over again. - The new appraisal came EXACTLY at the same value as the "Contract Price", which is in turn the same as the prior appraisal.

They can accept the terms, turn the deal down or modify them.
