Sadly, banks and hard money lenders are painful to work with in this model as needing to have clear title while they underwrite is not reality.

Companies typically have business models which of course are not set in stone, however, changing the way a company operates should not be imposed by a single client simply because it works better for them and not the management company.

Less than 10% of agents are investors, so if you find a good one, hold on to them.The notion that investor-agents are taking up all the good deals is ludicrous.The economic model of an agent is to sell units not owned them unlike the economic model of an investor is to own and sometimes wholesale.

I’m sure I’ll incorporate one at some point- there is a lack of expertise right now so people tend to think it’s crazy, as the above thread shows.
