Hey Emmy,My client has properties with ADUs that are completely rented out in Reseda and Mission Hills. 

What I do not see happening is that RE prices go up significantly in the near term.Coastal areas like Pacific Beach have more STRs than most other areas (our STRs are in Mission Beach). 

Donald A. has posted some new builds around Oceanside recently for around that price (you are one of many SD type new buyer threads recently, do a search), and that is very close to Pendleton, but that is very north of town and not near PB or Gaslamp or Mission Valley or really anywhere.

I know Mission Beach and PB, but where else.

Naturally, those higher returns come with a higher potential for risk.Find out your why, your north star, your mission statement, and a lot of these questions will begin to answer themselves...

Now I'm fully rented, which covers my mortgage and close to all expenses, so mission accomplished.
