I am looking for a mentor to help my partner and I guide us through real estate investment  acquisitions and hard money lending borrowers.

The presumption is that you have chosen a brokerage that trains and mentors new agents otherwise it doesn't matter how much time you can commit to it, you won't be able to help anyone!

anything helps and I'm excited to start this journey, just not really sure where to begin lol Team looks good to me, maybe add a mentor or two in there.

Find a mentor or local investor who can guide you through your first purchase, or even just give you some tips and wisdom. 

Finding a mentor can also be helpful.

Join local meetups, read books, listen to podcasts, find a mentor once you have a base level of knowledge.

Make sure you have someone you trust running the numbers with you, and if that someone is a mentor or person that is very busy offer to bring them deals, pay them for their time, or bring some type of value to them (work for free on other things they are not good at and you are). 

There are some very good localized mentors that hang around BP and contribute with excellent advice and information on forums, podcasts, and articles.
