I think it is not intentional that they don't tell you they never married, or one or the other had children from previous marriages, there was or wasn't a will....that's why title company is important.

@Brian Langstrom I am going to go out on a limb and assume you don't want to keep them in the LLC owned by both of you all after the divorce (which would be possible just problematic) Depending on your state laws it may not matter how it was titled if it was acquired during the marriage, and thus you could put solely under your name, but the lawyers can say it was while married so you have to split it or buy the other person out.
