I have been on New Western's deal list as well as another bigger local company and everytime I underwrite these deals there is very very minimal left on the bone let alone contingency funds for going over budget on the flip...

This deal was sourced off market by my real estate agent(recommended by bigger pocket),  seller uses a LLC to sign contract, I later found out online that LLC was owned by an real estate agent who seems to work for the same real estate broker as my agent, I don't know how well they know each other,  the mortgage broker I use is recommend by my real estate agent, the lender is a local bank in ohio. when I review my appraisal,  mortgage broker seems to know the seller ... 

@Jerry Tello I should have mentioned the laws and how they affect your returns vary tremendously from state to state, and sometimes county to county.

-Compare with Other Companies: If they continue being unresponsive, research other local property management firms.

With my in-laws living in Augusta,  I visit the area a few times a year, and it definitely seems like there’s some potential in the market.

I'm in Northeast Ohio where the cost of living is lower than most of the country, but my CPA charges us $400 a year (I'm down to 2 properties now).Even if you decide to handle them yourself this year, go to your local REI meetup and find out who investors around you are using.

You can purchase them through a local dealer that has a good track record in the community.At this time our cleaners take care of the hot tub, but I will say if you have a certified hot tub company that can come weekly, I would definitely go that route!
