Most ideal would be seller financing, but open to creative strategies for a cash-flowing property. 

I don't believe "waiting it out" is an effective strategy.

Dou your work on the education so that you can have a firm strategy to get started.  

While the borrowing costs are higher, I’m exploring strategies where the returns could offset this.

You can only sell it to landlords using the rent by room strategy.

Recommend talking to your CPA about this strategy. 

I realize I am not cut out for the entire REI process of consistently finding multiple properties for particular exit strategies. 

I guess the different strategies FOR ME would be.A- Find a lender that would actually do the refi and pay the tax.B- Sell a property and use those funds to lend as they would go back to the IRA.
