You do need to check with your accountant on the taxes CA is going to levy against you for each entity you create in another state.

If there are too many fees to sell, like heavy excise taxes and seller costs, that would make it not worth it or if you cannot find a good deal, I'd just rent for the time being and save up money rather than risk being tied up in a house long distance.

A cash-flow of $50/month would not be sufficient to deal with your own internal maintenance of the unit, let alone a project levy by the HOA.However, in some markets and for some folks condominiums make fine rentals (unless the HOA changes the rules about owner occupants), but the numbers need to make sense - after all of your operating expenses, you need enough NOI to service debt and fund a capital reserve (for those "oops" from the HOA.One note of caution on the BP calculators: They are U.S.A. specific.

I recall a discussion on BP about the Federal Trade Commission a few years ago, another top poster disagreed that the FTC had jurisdiction over real estate transaction, well, they do, you can go to the FTC site and search for sanctions and you'll find some hefty fines levied against individuals who violated advertising and truth in conducting business.

for flips remember the 1.78 % excise tax on every sale in Washington make sure you figure that in the only cash flow is in the $400,000 range in the best school districts and they rent for $2700 a month and almost impossible to find if you are a renter. if you go in the lower end they sell for $280 and rent for $1500 lucky if you break even the real low end at $180 wich you will have issues with tenants rent for $1000.
