Vancouver, WA: Would love some insight

Hey all, 

A friend and I were discussing the attractiveness of the Vancouver, WA area. Not specifics, just logistically for investing purposes. We were wondering if anyone can give us some color on this area of the country for buy to rent / buy and hold / flipping purposes.

for flips remember the 1.78 % excise tax on every sale in Washington make sure you figure that in the only cash flow is in the $400,000 range in the best school districts and they rent for $2700 a month and almost impossible to find if you are a renter. if you go in the lower end they sell for $280 and rent for $1500 lucky if you break even the real low end at $180 wich you will have issues with tenants rent for $1000.
