The big, golf course type, Rental Apartment developments, along with the 55 and over Communities, Doctors with 100 Doors etc. have Managers who demand the First, Last and Deposit and go after you with Lawyers to file for a Judgement and ruin your Credit and next Rental Apartment application.

So basically I have to find a fearless lawyer, use a transactional lender, or keep assigning deals until I have enough cash to start closing myself?

I am having a hard time getting a lawyer to advise me.

It would be really helpful if anyone could point me to a local real estate agent/lawyer in the City of Kennesaw.

Also contacted some lawyers (from my legal plan) who deal with real estate.

Apparently they can just break contracts without recourse if builders / owners are well connected and I even engaged a lawyer.  

So not only do we have this opportunity, we have the opportunity all-but protected from those empowered to most impact this dynamic.  

If she doesn’t have insurance but was required to, talk to your lawyer about eviction.

Think about the policies and communications around the classic boy/girl friend and unauthorized person lease terms and procedures (from on-boarding through screening and lease signing).....But if it is really too stressful, look at your scale (is duplex or ten-plex right for you and your work/life balance), your market (the neighborhood --working class or upper class), your team (like a good eviction lawyer or contractor) and see if it is a good fit...
