If I could offer one key piece of advice, it would be to focus on building your CORE 4: a great realtor, contractor, attorney, and property manager.

Just do a quick google search and skip all the obviously fake reviews that say the exact same key words and phrases.

BUT truly knowing the market and the lay of the land before you invest is always key.

To start real estate investing, learn deal analysis, and understand key metrics like cash flow, cash-on-cash return, cap rate, and gross rent multiplier.

A key step is also meeting with the City and/or all entities who are involved in permitting.

In my experience, cash flow is key, especially for long-term holds, so running a detailed DSCR (Debt Service Coverage Ratio) analysis might be a good step here.On the flip side, if you're eyeing faster returns, a flip might be more lucrative.

We aren't zoned for a campground or RV park nor do we want to pursue changing the zoning to that, but keeping it low-key and low-density it doesn't attract attention, nor are we putting massive cap ex into it.
