I know the basics of real estate (I suppose) and was interested in investing at one point in time but a bad transaction will make one lose interest really fast...I might be getting over it.Anyway, I am just asking because I've seen places for $1k to one million and I would assume that the price listed is the "purchase price" plus paying for closing?

In terms of a pre-foreclosure, if I couldn't assign the option in time, the owner is screwed, i.e. they're depending on me to get the house "sold" (seems pretty sketchy)2) Similarly, if I try to be nice and offer to let the owner try and sell it themselves, but I can exercise the option if I get it assigned, what if I sell it for say $5k, and then my assignee cannot exercise because owner in foreclosure has sold already, or enlisted agent help, etc.???

And, if you balk at the $1,200 per year you pay for property insurance, you'd pay maybe $1,000 per year in time, state filing fees, accounting, and corporate diligence to have and sustain a legal LLC.
