Here, your situation would fall into a grey area: Under Residential Tenancies Act the landlord cannot require rent payment in advance of the next period, but - pending interpretation - a landlord is not forbidden from accepting prepayment if offered.

The CARES Act’s eviction protections only apply to “covered dwellings,” which are rental units inproperties: (1) that participate in federal assistance programs, (2) are subject to a “federally backedmortgage loan,” or (3) are subject to a “federally backed multifamily mortgage loan.”Link here.I interpret this to mean that if you own your rental property free and clear, your property is not covered by CARES Act.
