Undergrad population is 37K or so and out of state tuition is $30K or so, so those are some decent numbers in terms of welcoming rich folks to town, along with all the additional money injected into the community by rich kids.

There may not be a lot of glamour to wholesaling, there's no TV shows about it, you are injecting yourself right into other people's financial and emotional problems and issues, but you're doing so as a problem and issue solver.

I would inject that since the target audience is “beginning investors” that it would be hard for seasoned pro’s to give a true assessment, unless the ones that have are actually beginners?

Since you have existing operations there may be ways to structure the deal very creatively to limit your cash injection.
