NUANCES OF DIRECT MAIL MARKETING

With a list of 5000 people, marketing within the San Antonio area we received 8 potential houses in 4 months, 3 of which we attempted to buy, so far only successfully purchasing 1 house and the other is tied up in title issues. Spent $13,000 on campaign and 4 months into 6 months total duration of it at this point. We sent postcards that were pretty basic, we are planning to switch to hand written letter this next month. We are planning to ramp up to a much higher number of mailers and will be playing around with the mail piece itself, but I have some questions!

My questions

1. Is the lead list below appropriate?

2.  Can it be tweaked in any way to give better results?

3. How can I get the cheapest price for the actual mailing process? How can I send REALLY cheap mail?!

List

- Affidavit of death

- Divorces

- Lis Pendens

- Notice of Trustee Sale

- Abatement charges

- Demolition Lien

- Owner with equity

- Absentee

- Seniors

The actual list language we used/gave for filters

-  divorce

- pre foreclosure

- notice of sale

- death certificates

- out of state owners older year build

- empty nesters - older yr build

Michael Quarles Thank you sir. Listened to your bigger pockets podcasts after we already started our mailers, great information, we have about a month to the next mailers go out, and will take it all and apply it. I have a lot more research to do, and continuing to move the ball forward learning as we go. Much appreciated!
