@David Dachtera  I would not call BofA or wells fargo uneducated lenders.. they are forced into lending in areas they would probably red line if they could.on the fix and flip again your coming form a position of inexperience as a lender.. it  all sounds good in theory.

Decades in experience has taught me the more complicated something is the less likely it is to work and the higher chances things go wrong.It is easy to theorize complex situations and make them sound simple.

@Leilah Davis the only difference between this new construction and a new construction in a cheaper area is the inside (the finishes) I mean because of such the costs are higher but thats about it, the cost to build (not including finishes, would be the same anywhere else) and though the costs are higher, its a very sought out area which I thought to be a benefit as opposed to building in an average area...and im not as in experiences as I have made it seem, I am asking alot of questions I already know the answers to just to make sure that I am in the know...I have managed 2 smaller new construction projects and have done over 30 rehabs.
