We've had the same tenants the last 18 months.Rent: $1,350/monthMortgage, Ins, taxes: $960/monthOur initial plan/goal was to acquire properties and hold them for long-term (20-30 years+) to essentially have the tenants pay for the mortgage and we would make a decent cash flow profit annually and then eventually have a solid asset (trying to diversify investing, e.g. not having everything in retirement accounts/stocks)Just recently the A/C had some leaks and is pretty much on it's last leg and needing a replacement (quote of ~$8-$9,000 installed + fixing leaks in duct work).

Habitat would do it but that's a charity program as you know.My only suggestion to anyone engaged with new construction with Morris is to be uber careful.Home inspections at each phase is critical.. once you cover the walls you cant see the corners that are cut.. even though it could pass city inspection.. also you run into mechanics leins and so on and so forth.. building from ground up takes a little more experience than rehabbing..

We did 7 rooms as a "sample" and had each phase of the work inspected by the building inspector - framing, insulation, dry wall, and final c/o.

@Alexander Felice I do have 2 credit cards which are paid off and student loans which are in deferment (so i'm sure it will be counted as 1% as I do not yet have a payment plan), my car is paid off so no other tradeline& we are just now getting out of the upside down phase, the ratio is 80.5Also homes in my are are not particularly expensive, especially for what I am looking for a fixer upper (with mostly cosmetic issues)
