Hello everyone,I have a 1959 SFH with a tar and gravel roof with a very small incline.

This could be happening where you are.All these newer structures now house walk in clinics, radiology labs, therapy centers etc.

If you show a listing with a general lower of price over time banks are more inclined to "go" with a short sale when you do get an offer.

If you had done that, then the current owner would be less inclined to continue to try to get renters as they would possibly have to buy out their contract.

Surprisingly, in larger buildings we have found ratios as high as 1 laundry pair per 5 units and tenants seem more inclined to accept it.We have noted the following aspects when converting to en suite laundry:1) Commercial coin-op laundry machines are more expensive to acquire and maintain than residential units.  

It is nearly impossible to get certain curtain lengths anymore and for some locations I am not inclined to put a 84"  curtain on a  48"  window.   

Provided the COC isn't below 150% of your CAP, I'd be inclined to buy it!
