Following and reading through this thread as I am in a similar position to the original poster.I have evaluated some of the programs out there such as Brad Sumrock, Gino, Rod K, and others ..For me, the value has to come from the ability to have access to people who can help provide deal flow and others who are in a similar position as I am that would be willing to partner with complimentary skillsets. 

You'll have to create different marketing campaigns directly to property owners and find those hot off-market deals. 

I would add in addition to square footage and sleeping capacity look at similar amenities.If everyone in your area has a hot tub , then you need one too.

ADUs and their income potential are a hot trend right now in real estate investing and as usual, the conventional lenders (FHA etc) are going to be slower to adapt

I attached photos of some unique ideas I came across for indoor hot tubs which would truly set this place apart from any and all competition.

New HVAC, Hot water heater, flooring, appliances, cabinets, lighting and hardware.

When I planned the design I incorporated a good deal of rod iron (we did a mix metal theme in the house) in the custom stair case that we put in (after photos below).
