My gut tells me a lot is left off of that screen shot on your blog post. 

My gut feeling is that this isn't the greatest deal of all time for Louisiana but I don't know the area. 

There are people out there who will claim a gut job will only cost $20k and HMLs and others can spot them a mile away, don't be one of those people.

If it’s a complete gut and start over how do you calculate that?

Should I gut the entire third floor bathroom and see what's behind the walls and completely renovate while at it?

I'll also be dye testing the toilets and checking what shower heads are installed.My gut still tells me to remove the washer but I don't want to do so without clear evidence of misuse.

This doesn't mean you shouldn't offer but have reasonable expectations on chance of acceptance, my gut puts your odds of getting the property at 10-15%

I've seen Geothermal go in on high-end new construction and gut flips.
