Seeing as I'm now in a pretty solid relationship with a pretty awesome girl, I'll of course have to run this all by her "haha". 

So i redone my living room, redone the floor and bath, the kitchen was fine, but I added new counter tops and a open box oven that cost 60% its retail price and after 1year later I got an appraisal of $87,500, and sold it for 86k and some change.During that time I was always scared to continue my venture in either quitting, and ponder why did I blow so much money on a crappy home?

(Yeah, no) Are they looking at the apartment with a boy/girl friend.. who will definitely not be living there?

I knew a girl ten years ago renting a 2-bed apartment in a downtown London building for $1600/mo.My renter made it very clear to me why they rent.

Educate yourself before you step into this business or end up as another guy/girl blasting out bad deals, getting black mailed and illegally brokering without a license (I'll touch on that in another post). 

What's a girl got to lose?  

I might be making this more complicated than it is, but its my first time having a partner so i have no idea.And just for the record, this investor is totally counting on me to bring him the details of this partnership, so i cent really ask him what his conditions are, he is inexperienced in this situation a wall.I would appreciate any insight you guys (and girls) can bring to my situation, thanks,Molly

I don't think a 10 mile radius is anything but a one mile could create some pondering unless you've got an investor already there who loves that niche.My guess is you're going to need to employ a variety of strategies to maximize your return.  

In my free time I love having all 4 of girls, fur babies,  in my lap or out watching them run in the yard.  

Since you are saving for an engagement ring you obviously have a girl friend that you're serious about.
