I can either stay in and make the best of a marginal acquisition, or back out and fight the interpretation of the execution date of the contract and hope the seller doesn't attempt to enforce specific performance.

If you do try to deal w/ multiple contractors yourself w/ no experience count on spending 30-50% above your original estimates and fighting like hell to get them to finish their work to the quality that you expect or even finishing their work at all.

And, eviction proceedings can sometimes drag out for a few months if the tenant wants to fight it.It can be a waste of advertising dollars, and your time.Not to mention the risk involved of the tenant making something up and filing some sort of charges for some made-up thing.On top of that, do you want to show a perspective tenant the place while a person who is not paying is living there?
