Just my thoughts here....I would love if all the people on BP that say just find a free mentor, or my favorite, see what you can do to earn the mentorship for free would actually mentor people for free themselves.  

But here are the current rates and my favorite product so you can underwrite your deals: HML is growing in market share, which has compressed the rates over the last year or two.

So far, hubzu is my least favorite. 

As well other Real Estate Investors can recommend their favorite lenders.

It's my favorite way of investing, closest thing to passive income you can get.

They didn’t impress me much (hard to live up to 40 years of hearing how magical they are I assume)  but Kauai was my favorite.
