Hey @Eddie Hincewicz, just an FYI, I did an extensive survey of a bunch of lenders and none of them would lend more on an operating STR vs a similar home.That does include if they have a permit.So anyone looking to buy, they would have to come up with the extra cash if the owner wants to charge more than the comps support.

In that regards I would rather prefer to build a mutual beneficial connection rather than one that only benefits one side, even as a newbie there's something that can be offered that is of value.And I would rather that you're blunt rather than sugar coat things, in several discussions I found instances where wholesalers took advantage of sellers through P&SA contracts, inspection clauses and closing dates and were unable to fulfill there obligations to the sellers and preventing the seller from getting other buyers during the validity of the contract, I means it's quite unfair.But there where other instances where wholesalers had built credibility by the manner in which the death, I mean that is what builds a good relationship and make room for future referrals.I would still like to know your thoughts on Wholesaling and wholesalers, please do not sugar coat, let it out just as you see it. it.

I wonder if anyone uses property radar in TN to follow the NOD's so one can get a feel what is coming down the pipeline once Auction.com gets them they have already gone through the cycle.. although Auction .com will also acts as a cryer for some sales like in Vegas for instances.

That's what I think a fair price is.It does depend on how far it is to the roofing supply store, how far it is for the workers to travel, if there's any rotting wood that needs to be replaced and how busy they are (busier = higher profit).You could buy a couple ladders, a compressor, a 100ft extension cord (14/3), 50 ft of rubber air hose, a roofing nail gun, a caulk tube a couple shingle removers and pick up some day laborers who know how to roof.

You should have a 593 form from escrow that they held some money back, and then anything above what escrow holds above and beyond that amount your CPA will calculate to pay next April or October 2025 (depending if you push back the deadline/file extension).
