The tenant hasn’t been the greatest: late payment with not always paying late fees, multiple complaints from the neighbors, changing phone numbers, ect .

This was my first time ever buying property.

For a conventional loan, you can borrow UP to what you paid for the property plus closing costs OR 75% of the appraised value which ever is less.  

I'm interested though in how that changed after the 2008 crash and why isn't it the same if it is truly not.

By the way, buying a property in late December will probably not change your taxes for this year.

@Collin Luckett what your touching on for changing of buyer during pending is not a viable direction.

You should only have to change when your current software has a flaw or lacking feature causing you to spend too much work on a work-around.

Bankruptcy will affect your ability to borrow for a long time and unless you know why you got in that position and change that behaviour, you aren't going to be any further ahead.If you think you can save $60K in 5-6 years, you can also pay off that debt in a year and then take the next few years to start saving for the down payment.
