I'd still suggest a LMO be involved.I suppose to you could have step by step instructions and sample notes in a booklet, that you might give someone to read through, that's as close to getting involved as you should get.

Even if you tell the tenant not to use it, an injury attorney could argue 'attractive nuisance' if the tenant disregards your instructions and chooses to repair and use the tub.)

It depends on the number of units involved.For larger multifamily properties you start with a letter of intent which will lead to negotiations over due diligence which will eventually lead to either a purchase agreement and/or binding escrow instructions.

I do not know about Chicago's landlord and tenant laws but something isn't right if 7 months later the tenant is still there and hasn't paid anything.I would do an autopsy on my lease, how you started the eviction process and if it was completed correctly, how you handled the tenants first late payment, did the PM company screen the tenant per your instructions or could your tenant screening process be improved??
