Sometimes for 12 months, hopefully for years.This ongoing transaction (relationship) is much harder when things are disjointed, expectations aren't met (or properly set), people are curt, or worse.Find a PM that passes the sniff test of someone you want to build that relationship with.

In FL, once they pass the lease end date they are considered a hold over tenant and are required to pay double rents by law.

And with that will come an *increase* in home prices - likely lagging behind those rate cuts over the next couple years here.You could very well wake up in 2026 and be paying far more for the same home you passed on in 2024 due to 6.25* rates.

It has passed it's housing inspection and the Midsouth Turnkey is footing the bill for the rent until the housing office starts paying.  

@Mei Ling Schulz  An agent receiving a referral fee from another party means that the agent had the lead and passed it on to another person. 

From a numbers perspective it works but once we start adding what I estimate to be crunching 80k in repairs, coupled with a soft market for high-end homes especially next to heavy industry...I decided on a soft pass. 

Are there concerns like location, zoning or land use, or is it simply about passing the inspection if it's a residential use?

Thus, as I am at this point a ‘hobbyist’ and not a professional I presumed I would simply report whatever minimal profit or loss realized on this first joint flip project as pass through income.
