Hi @Lou LaMedica I live in NOVA and invest in rentals in Richmond and have been looking in Winchester as well. 

After we filled the duplex with amazing tenants and started making a profit, I started buying more real estate with my dad and private money partners.My wife and I, along with our amazing partners, now own 23 doors consisting of SFH, duplexes, a 5 plex, one 6 plex, and a commercial building that has an amazing coffee shop in it called Nova Coffee Co. which I started with my brother in 2018.Now, I focus on real estate and continue to purchase more buy-and-hold properties, more MTRs, flips, and our new business SIMPLE SALE LLC. which is geared towards marketing to distressed property owners for wholesale and a stronger pipeline of deals.

Also NOVA home Loans does. 

Have a look at smaller markets in Ontario and Quebec, as well as large cities in the Maritimes (New Brunswick, Nova Scotia, PEI, and Newfoundland).

I was curious if the numbers work out in this area as a way to make nova cash flow. 

I occasionally think of buying property in RVA instead of NoVa simply because it's more affordable.

@Xavier Leal no VA loan has PMI/MI or anything of that nature. 

MY IDEAL: is that we turn this into a rental property (it will rent 2000-2500) we have a housing crisis in Nova Scotia and this is a desirable area.

Down East, with the exception of Nova Scotia, the handling of landlord / tenancy legislation is relatively balanced.
