I currently play baseball professionally but only receive pay for 7-8 months of the year (duration of season) so I am struggling to prove stable income to a lender. 

Owner only asking for current monthly payments and seller to cover all home expenses for the remaining duration of loan.

@Phillip Rosin  when you propose this to them make it clear  if they want you to renovate with them in place they will need to completely move out of the kitchen to their apartment for minimum 7 (or your number) days and won' t have access to it for the duration of the renovation.
