Hi Everyone,So while I continue to look for a deal, in the down time I have been trying to get business prep sorted out while I wait for a good deal to come onto the market.

That amount may seem excessive, but its a small price compared to vacancy downtime, advertising, etc.

Listen to the podcast whenever you have downtime!

Maybe I'm just incredibly nitpicky, but might be worth going through it during some downtime to fix those.

If that's what will get me more properties then I am down. Time

There were thousands of unfunded leads that had come in over the years that I hit on the phone when I had down time.  

I was happy to not have to lease the property and have minimal downtime.

I am actually doing an online course right now through RE Express (studying for final for Principles of Real Estate) since I had some downtime I figured I might as well come out the other end of these present times with a license.

I personally use my wind down time later in the evening to write all of the non-asap offers, and if its a hot-hot-hot property I can write it up for your signature in Dotloop or DocuSign on my cell and you can sign it on your cell before we even leave the property.

Done property there should be very little down time on the unit and increased profits going forward.
