No garage is a bummer but certainly not a deal breaker.....Most people don't use dining rooms any more anyway.....If the numbers are that good, I'd go for it.... i don't know anything about plumbing haha i just hear people laugh at or talk down about pex . maybe a plumber said it once , Shrug. that back door idea is awesome!

The warranty excludes standing water and plumbing leaks - this is probably the reason.So while I am impressed with how waterproof it is, this is a kitchen with dishwasher ina rental property, so we will go with LVP which I know is 100% waterproof as it's core is just plastic.

We were able to tie into our sink and dishwasher plumbing and it was very simple, but my husband is very knowledgeable.

You need licensed contractors and permits for electrical, plumbing and for major things, someone who knows how to put a roof on and address foundation issues.

also if you are going to put yourself out there as a handyman, you had better have an extensive knowledge base, and know the limitations, I.E. what you can and cant do when it comes to electrical, Plumbing , ect.
