Marginal views are more of an amenity, but with an incredible view, people are willing to pay extra and they are looking specifically for that epic view experience.

Just like anything in life.Once you have made the decision, this is what you want to do.You need to have tunnel vision on your goal.If your saving up for a down payment, work an extra job, side hustle, reduce expenses, whatever.Finding cash flowing properties is not hard to come by, your first property does not need to be perfect or give you the absolute best return; you need to acquire it as soon as possible to start the compounding effect.Hope that helps :) Lets get to work

Very nice market, but pricey and again like you are finding the numbers just don't make sense because sale prices are inflated cause you have paper heavy investors who are thinking way long term and any short term extra costs are irrelevant to them. 

Document these sales to support your valuation, or get a professional appraisal for extra assurance.
