There's no benefit to anyone if they can’t rent the rooms, so your interests are their interests, and they're looking out for you - they actually recommended I back out of the first house I put an offer on due to foundation issues that they weren’t comfortable with.

Most of these homes are "as is", so if you aren't very familiar with the costs of potential problems that you can't physically see (foundation, septic, etc.), this may not be a good place for you to source. 

It's the foundation of a portfolio, and then once happy with your cash flow I like to start going for "better houses" and diversify location.

We have hired contractors for new windows, foundation work, roof work, etc. 

So, to CORRECT the foundation of this for the 147,000 time, buyer broker commissions were NOT the issue AT ALL!!!!

Even though they are renovated, they have to be pretty old in Richardson, maybe 70s vintage, so I would want to know who rehabbed them and what did they actually do....like new electrical and plumbing...any foundation work?
