So recently I've brought 2 duplexes in Dayton OH as a newbie investor (22yrs old, w/ decent salary).It's funny because when I see forums specifically talking about Dayton I always start regret it but there's always a silver lining and I need advice on how to weigh those options.To simplify it:Duplex 1$24000 ; $4500 down; 5% interest over 5 yrs$5-6k complete rental rehabDuplex #2$32000Bought outright from financed HELOC on primary home > 15yr loanMajor curb appealVery minimal rehab required I make about $30k living with my mother handling this out of state investing as rookie, and as expected it is hard but I'm keeping my head high and pushing.

If done correctly (with windows, nice stone finish material, etc), it could be an architectural asset as well.With some proper professional landscaping (maybe also cut out a planter along the side of house), and addressing the driveway issues, that should eliminate the aesthetic liabilities and give you an amazing amount of curb appeal.There are other possibilities for completely redesigning the approach to the entry (straight off the front with a right-angle landing and a gabled portico), but would involve a lot more demo-ing, building, and expense.Similar to this:http://www.houzz.com/photos/17493/Becker-Architect...

Our city uses a single hauler system and the provider is Waste Connections.We occasionally have trouble with illegal dumping and reached out to WC and to our local police for suggestions to curb that.

The block had 8 vacant lots all of which new construction were built on.This 2/1 is now one of the smaller units on the block but nestled amongst some very new homes, so if I can mirror the exterior to the new constructions, I can borrow their curb appeal.Anyhow, aside from that, it has interior fire damage making in uninhabitable.
