Are there creative ways to leverage that first property fairly quickly (within 1 year) to buy a second one?

If you are a solid investor focused agent, I’d be game to discussIt is extremely tough to find cash flow almost anywhere and you have to be very creative to do so in south Florida.  

I even have a mixed use property I’d like to throw in if any lenders can get that creative, but that one’s not a deal breaker.I currently use several DSCR lenders for my BRRRR’s, but the 2 main issues I’m running into on this portfolio are: 1) unable to finance the rural properties, and 2) unable to finance the mixed use.Thanks!!!

Those having some success with REI in the New Orleans area are getting deals direct to seller and using creative REI techniques.

Being flexible AND creative is the name of the game.

Time will tell, but I'm hopeful the proposed settlement will cause some creativity in the industry and will allow sellers to have greater control in the sale process while potentially saving a great deal of money.
